Our process for home reservation is simple. Express interest, then submit a lender pre-approval by completing a home reservation form. Once we confirm your reservation, our sales team will begin working with you on a purchase and sale agreement, earnest money deposit, and closing.

Get pre-approved to secure your residence

We recommend securing a pre-approval from a lender of your choice at your earliest convenience to enhance your chances of reserving a home. We've received an amazing amount of interest in our community, and each home is sold on a first-come, first-served basis. Lender pre-approvals are required to formally secure a home reservation. Submit any pre-approvals to bholm@fortiusre.com, or complete our Home Reservation form.

Select your future address at Confluence

If you have aligned with our Sales Team, and secured and submitted your lender pre-approval, you're ready to reserve your residence. If you have not submitted your lender pre-approval, you may send directly to Bill Holm (bholm@fortiusre.com), or complete a formal Home Reservation request by clicking ``Reserve Now`` or ``Get Started`` anywhere on this site. This form confirms which model you're interested in, your desired move-in period, and allows you to submit a pre-approval letter from your lender of choice. Once completed, our sales team will call you directly to formalize your reservation. You may also elect to schedule an in-person appointment at any time.

Now, align on the details of purchasing your new home

Once a home selection form and lender pre-approval has been submitted, you (or your broker) are ready to engage with our Sales Team to align on the details of your home purchase and sale agreement.

Following PSA execution, complete your earnest money deposit

The execution of your home's purchase and sale agreement will require an earnest money deposit of $3,500 that remains fully refundable until your selection date, approximately two to three months prior to your scheduled move-in period.

Keys are almost in your hands

Once your PSA has been executed and earnest money deposited, you've secured the rights to your new address! Now, all that remains is closing. Our sales team will align with you or your broker on a tentative closing date that could adjust slightly based on your move-in period. We estimate your closing date will be scheduled within 30 - 60 days prior to your scheduled move-in period.

1. Securing a Home

All of our homes are sold on a first-come, first-served basis. Please schedule a time to speak with our Director of Sales, Bill Holm (bholm@fortiusre.com, or (970) 471-3333). Then, complete a Home Reservation Request form and submit your pre-approval letter to formally reserve your home. No home is reserved until you’ve received confirmation from our team that your reservation has been formally processed.

2. Lender Pre-Approvals

Lender pre-approvals are required for a home reservation that show a purchasing power which exceeds the purchase price of your ideal home (less an in-cash down payment). Ask your lender how to begin the process, or speak with one of our preferred lenders when you’re ready.

3. Home Financing

Various financing opportunities (conventional, FHA, VA IRRRL, etc.) are available to our future residents. Inquire with your lender on the programs and products available to you at Confluence, or talk with one of our preferred lenders to understand what options, rates, down-payment assistance, and first-time homebuyer programs they may be offering.

4. Home Reservation Process

A home is not secured until a purchase and sale agreement is executed and an earnest money deposit is received. However, once a Home Reservation Form submission and pre-approval letter is submitted, and you’ve formally aligned with our sales team, we will reserve a home for you as we prepare the PSA. Following PSA execution, we will notify you or your broker when we are within 60 days of your move-in period so you may finalize details with your lender and schedule a closing with our team.

5. Homes Available

Confluence offers two homes to choose from, a 2 bedroom, 2 bathroom option that is 860 SF, and a 3 bedroom, 2 bathroom option that is 1,127 SF. The community will be constructed in phases. If you’re unable to secure the home you’d like in a given phase, you may inquire about securing a residence in a future phase.

6. Community Amenities

As part of Two Rivers Village, you’ll gain access to a range of amenities like private lakes, walking trails, fitness center, outdoor pool, multi-use park, basketball court, fishing access, clubhouse, and more!

7. Short-Term Rentals

No short-term rentals are allowed at Confluence. This includes AirBnBs, other platforms, or any lease terms under 6 months. This protects our residents, and ensures a sense of community is maintained all year round.

8. Home Pricing

Phase I pricing ranges between $399,000 and $475,000, depending on the model selected. Paving the way for our future residents to live a full life for an affordable price is our mission.

9. Resale & Transferability

Residences at Confluence do not place any employment, income, or geographic restrictions when purchasing or selling a home. This maximizes the resale rights of our homeowners.

10. Community HOA

Confluence at Two Rivers will offer an HOA that maintains the property/grounds, handles common area/amenity maintenance and snow removal year-round. Focus on your home and land, not the common areas that surround it.
